This is an income-producing property. It generates $12,600 a month in gross income today, about $151,200 a year.
There is room to grow that income. Leasing the vacant space, repairs, a cleaner presence on NW 7th Avenue, and re-leasing as leases roll give a buyer room to raise rents.
About $151,200 a year in current gross income.
Leasing the vacant space at asking rents adds $2,850 a month, about $185,400 a year.
Rent helps carry the site while you work through kitchens or redevelopment.
Rent figures are from the seller's rent roll as of October 2026, unaudited and subject to verification. Figures are gross rent before expenses; the landlord pays electricity and water for several spaces. The full rent roll and leases are available to qualified buyers. No future rent or return is represented.
The existing buildings are planned for renovation into three commissary kitchens. Plans are already in progress with the City of Miami, with approval expected in early 2027.
A commissary kitchen is a licensed, shared commercial kitchen. Food trucks, caterers, meal-prep companies, and delivery-only brands rent time or space in it instead of building their own.
Three kitchens on one site means three rent streams, and a corner with I-95 access suits operators who load out and drive across the city every day.

Fast access to I-95 for food trucks and delivery
Commissary kitchen plans are under City of Miami review and have not been approved. Expected approval timing is the seller's estimate. Approvals, timing, build-out cost, and rents are not guaranteed. Plans available to qualified buyers.
The site holds the northwest corner of NW 7th Avenue and NW 30th Street, in the heart of Allapattah. Wynwood, Midtown, and the Design District are a short drive east, and I-95 runs just across the avenue.
NW 7th Avenue is a designated City of Miami transit corridor. Frontage on both streets gives a future project visibility from the avenue and the side street.
Allapattah is an active redevelopment neighborhood, drawing new residential, arts, and creative uses west of Wynwood.

T4-O zoning under Miami 21 allows low-rise development by right. The site may also be eligible for two housing incentive programs that can allow more height and density. Buyers should confirm eligibility and capacity with the City.
Build under current Miami 21 rules: up to three stories and 36 dwelling units per acre, before incentives.
May be eligible for up to four stories (50 ft) and up to double the base density, with workforce affordability set-asides.
May be eligible for expanded height, density, and use under Florida's Live Local Act, with at least 40% of units affordable at or below 120% of area median income (AMI) for 30 years.
Mixed-use with ground-floor commercial along NW 7th Avenue is one use to test.
Program eligibility is not an entitlement. Height, density, unit count, and parking depend on City review, program requirements, and project design. No unit count or maximum height is represented.
WHY NOW
Carnegie Mellon University is planning a Miami campus on the Mana Wynwood site, about 0.6 miles from this corner. CMU expects construction to begin in 2027, graduate students in 2028, and an undergraduate class in 2032, pending regulatory approvals.
CMU projects the finished campus will support more than 3,500 students, about 300 faculty, and more than 600 staff, all of whom need places to live. This site is one to test for student housing, on its own or through the Workforce Living or Live Local paths above.
Mana Common reports that Ken Griffin bought about 30 acres of its Wynwood land for about $1.1 billion, closing September 29, 2026, for a planned Carnegie Mellon campus.
Mana CommonCarnegie Mellon announced a $3 billion gift from Griffin, including $2 billion to build a Miami campus of about 35 acres.
